Agreement to bring Buyer to Non Listed Property

In the event the property located at _________________________________________
is purchased by a prospective buyer brought to the property by YOUR NAME a member of YOUR Real Estate Firm, the Seller agrees to pay a Real Estate Commission in the amount of 3 % ( my choice) of the total selling price to YOUR NAME Residential Sales Associate Realtor.



This is a legally binding contract.

It is not a matter of trust.
It's a matter of time...and money.
Most owners that sell on their own are selling because they want to save money. 87% end up hiring a Realtor.
10% sell on their own. You might get lucky.

The problem in your area Yvette is that there is so much inventory, your home is lost in the shuffle. Why would a Realtor go out of there way to find your home, deal with homemade paperwork, and then (I am assuming) you want them to work on both sides of the transaction ...for half the money.

it's simply not worth it.

Just my opinion. But give it a try. If you don't really need to sell, you've got nothing to lose. If you do need to sell, then interview a couple of REaltor so if you need a Plan B, you can move if you need to.

Hi rockinblu,

Thank you for the input. I will request a meeting with the Buyers Agents and bring them my Realtors Packet in person.

The Realtors Packet I created includes:

Cover Letter ( includes the property website )
General Flyer
Advertised Flyer
Map of Homes Lake Position (in my case)
Floor Plan
'Agreement to bring Buyer to Non Listed Property' contract, signed.
(I fill in the individual Realtors name and personalize their heading )

My previous answer goes against the good advice that was given to me by Jeff Konstant some time ago. The email idea is probably pretty much worthless. Jeff suggested that FSBOs put a face with the house by going personally to RE offices and introducing yourself and leaving good informational flyers. I think it wouldn't be a bad idea to have a few of those forms attached to indicate that the seller is serious about realtor protection. As a matter of fact Yvette, I think I will add that to my blog by lnking to this thread.

What if Yvette's form was emailed with the info on the listing to agents. I know most agents state that they don't even bother to look at FSBO emails, however it was just a thought.

FIRST ANSWER

It would probably work, (but we do have our own paperwork), but agents would still have to make two trips to your house, once to get the papework signed and again to show the property.
