Would a 2-family in Shrewsbury, MA sell for a higher price if it were converted back to a single-family? Or, is a 2-family more desirable?

Hi Blackor,

There are really several things to consider before investing in the project of converting back to a single family. A couple of things to think about are 1.) The location (are there other two family homes in the vicinity or would a SF attract the most potential buyers?); 2.) How much would it be to convert back and would you get the return on your investment (ROI)? 3.) If your property IS currently listed as a two family, and it is not attracting potential buyers, could it be that it is not being marketed properly...with excellent pictures, proper internet exposure, and proper pricing?

Hi,
I think this is not a very easy question to answer for me, as I am not from your area. But just let me tell you some of my thoughts. a 2 family home (2-flat or.....) or a single family home, truly depends drastically on the area in which your property is located, i.e. are you in an area of mostly single fam. home, mixed, etc. and then
how is the floor plan, does it feel more like it should be a 2 flat home, or a single fam. home. Only an experienced area Realtor, by looking at the home, evaluating how much it would cost to make the changes, and how appealing the property would be as a 2 flat or a single fam. home....

Before making any changes, have an experienced Realtor give you some solid advice!

It could be that if someone wants to purchase the property as an investment, they may want to rent out two units.... But only an experienced area Realtor, seeing the property, floor plan, location and amenities, can give you some good advice!

Also just a thought, you can always put it on the market the way it is NOW, as a two flat, two family property,
and if no responses you can always THEN MAKE THE CHANGES, and consider the cost and how attractive the property would be as a single fam. home.

You may want to consider the option of converting a two family into condominiums. I am not active in Shrewsbury, so I don't know the numbers to help you analyze this. However, the sum of the parts is often greater than the whole.

In the last year 220 Single Families sold in Shrewsbury with and average days on market of 138 compared to
3 Multi-Family Homes that sold with an average days on market of 109.
This tells you single family homes clearly dominate the market.

In terms of inventory at the moment there are 199 single family home actively on the market for sale compared to 4 multi family homes. Again showing you single family homes dominate. That said the single family market is more saturated compared to the multi families so there is less competition when selling the MF.

Seems if you can get all the proper permits and convert the single back to an original you would have a larger and more active market to resell to. If you are considering buying a multi and then converting to a single you will want to watch your total costs to buy and then convert to ensure you don't over spend with the inability to recoup you money at resale. You can start by pulling average sales prices for Multi Families in Shrewsbury.
