relocate in the south where we can retire and to work out any money problems with the buyer of our home ( we might even trade) if the home are even in price. Our house in very nice and has a huge lot and really close to everything. A small town with wonderful people. We just want to go where its warmer and maybe get something close to water. Got any ideals? We love historic homes surely there are others.

Hi Brenda-
Sounds like you are tired of winter!
Your siuation is not as bad as the media is leading you to believe! People are buying & selling homes every day.
QUALIFIED people are able to get loans every day! If someone has a low credit score, no income, etc.--They will have a problem getting a loan. For those with reasonable credit scores (620 or above), loans are available. FHA loans require only 3-1/2% down.
Interest rates are in the 5%-5-1/2% area.
You may wish to be very careful, especially wanting to be out of state, when selling your home in a manner other than a traditional transfer unless you have protected yourself adequately.
