first of all that a listing agent who will have expenses, like sign in the front yard, lock box, making expensive color brochures, listing the property on the internet, potentially pay a good photographer for good photos, assist you in staging your home or any other needed, and then sit open houses, brokers open with refreshments etc.
Do all that and more when it comes to getting offers, inspections etc. etc. for basically Nothing?????
And why would you want to put Your trusted Realtor, working on your behalf and in your BEST interest not
get paid a reasonable commission?
Furthermore, Realtors need to show all properties to their buyers that fall into their client's needs and price range, size etc, It is against the code of Ethics to just show the ones where the agent gets a higher commission split or a bonus....
You want to market your property to the buyer, it is the buyer who will decide which property they like best
and as a buyer imagine you are the buyer, would you prefer to make an offer on a property and try to negotiate the price down, but your Buyers Agent gets 5 % commission????
Just give it some thought..... Your idea will definitely not make your home more interesting to the Buyers!!!!

While I applaud your wish to make your home more attractive to buyer's agents, it is important to note that you really want to make your home more appealing to BUYERS. The only thing, ONLY THING, keeping homes from selling is the price and no amount of buyer's agent compensation is going to change that.
Also, you really need to consider this: do you really want to work with an agent that is willing to accept that sort of proposal? If you short your listing agent, will he/she really put forth 100% effort into selling your home? Take that into consideration as well.
As you know ALL COMMISSIONS are negotiable. Yes, an agent may agree to your arrangement. The listing broker (the one the agent works with) will take a part of that 1%. The brokers cut will be between 5 to 50%. In many cases the 'franchise' will take another cut. The francise cut can be between 5 to 7% of the broker commission. Then, of course you will want your home marketed effectively which means the agent must spend money to create these marketing tools, That comes out what is remaining of the 1%. And of course, as every good negotiator knows, you stop negotiations when you are a few thousand apart. The options previously available to resolve the impass has disappeared due to this special arrangement.
Is this arrangement possible. Yes. Would this be a good business decision? Run the numbers and decide for yourself.
Of course, I would agree to this arrangement, but YOU would end up paying for all the services I would normally provide. Real estate agents are truly invested in the homes they list. Only when the home owner chooses to pay the real market value of these services will the real value become apparent.

To add to the other agent's response it is probably possible with some brokerages out there that you list with but do understand that you get what you pay for. The commission is important but ultimately it is not the agent that is purchasing the property it will be a buyers. In todays market buyers are looking for a deal. Some of the key areas that you should focus on is pricing, condition, location and making sure that the agent markets the property accordingly. You should meet with a few agents in the area and discuss your situation to find a company that will work with you.

Instead try to focus on what should be done In order to sell your home in the current market place:
Price it right - where is your competition at?
Curb appeal - Are you hedges trimed? Grass mowed? Does your vinyl siding need power washing?
Declutter and make sure the home is clean at all times
Make repairs that are needed
Make your home accessible to buyers
If you show that you care about your home, buyers will see it and it will make your home more appealing to them.

The typical commission split the works is a 50/50 split that shares the professional fees equally.
The lions share of the financial burden for listing and promoting a property falls in the lap of the listing agent so it's unlikely that you will find a "full service" agent that would agree to anything else. On the other hand there are agencies that will list your property for a fee on the MLS. This would put your property out there but not promote it beyond including it on the MLS.
As a truly motivated seller, perhaps the best way to expadite a quick sale is to spruce it up, declutter it, fix & repair, and make it shine......then price it at a price that will attract buyers.
Since the majority of today's buyers are focusing on value, your asking price should be one that is an accurate reflection of your local market activity and one that captures buyer attention.

You would be better off lowering your listing price and paying the usual 5 or 6% commission. While it's true that there are agents out there that are focused on their commission and not on showing their buyers homes that meet their needs, most agents understand that buyers buy what works for them and certainly there are more buyers looking for a great price than there are agents worried mainly about themselves.
In over twenty years of selling real estate full time I've never once focused on the commission being offered, never taken a bonus that was offered by the Seller and never shown a property because of an offered buyer broker bonus or above average commission rate. In fact my buyer broker agreement specifically states I will not accept less than 2.5% or above 3%. Any additional commission offered I rebate to my buyer as a closing cost credit.
If you want to sell fast, the secret isn't the commission rate, it's the price you're asking . Your home needs to offer the most for the least. Perhaps you may want to reconsider your strategy.

In some cases, if you are buying a home after selling a home, an agent may work with you on the commission.
If you want to sell it quickly, give the selling agent an extra 1% out of pocket, or better yet, give it to the buyer.
