Will adding an infill townhome unit improve or devalue adjacent properties?

Hello Summit!

I agree that it really depends on the Values of both the current homes and the new homes. However I would not say it always works as an exact science, as we have seen all around Denver there are many places where you have a really cheap condo in the middle of a very expensive area. In Greenwood Village for example it is very hard to find a single family home for under $400,000. However you can buy Condos in Whispering Pines for $35-45,000. There are not many places that can buck the trend like this but it does happen.

FIRST ANSWER

It depends. If the infill project is comprised of homes that are more expensive than the adjacent homes, the result is often positive. The converse is also true. For example, if you live in a neighborhood of $750k homes, and an infill townhome project adjacent to you is going to sell units for $100k each, that would not be a great thing for the property values.
