I have a question... Someone told me that Buyer RE agents will feel more comfortable to call Sellers agents than Flat fee MLS listing OWners directly ? Is it a true statemnet or Not so correct statement ? This is regarding showings and any information.
Also heard that these Buyers agents will try to eliminate the listings of Flat fee MLS listing when they send info to their Buyers or Would advise against them when compared to tradition sellers agents listings ....?

Claudia, very good response and great for you that you offer the flat MLS program with options, Question does your fee include taking pictures ? I certainly understand that many FSBO preferring option of MLS need to offer fair buyer agent commissions. I see a lot of FSBOs out there...ok clueless...there are some people that can take on the extra work , study and are ready to launch, I would suggest that a FSBO preference for flat rate MLS should also purchse a lock box I think thats a necessity why well it makes it easier on buyers agent to show the house, this is a professional cooperative relationship...Claudia CAn you open an office in NH :>) thanks for your info
Flat fee Realtors are REALTORS who abide by the same code of ethics as other Realtors. Flat fee Realtors do the same work as % listing agents do. They charge a fee to list instead of a %. This does not affect the buyer or the buyer's agents who earns the same % commission as he/she would with any MLS transaction.

No, it's not true for me. I have no problem call the sellers direct and setting an appointment. If my buyer wants to see a home I'll show it to them.

The answers to your questions will vary by agent. However, yes, most agents will feel more comfortable calling and talking to the seller's agent rather than the owners directly. Claudia's absolutely correct that some sellers are difficult to work with and don't have any experience beyond buying (and maybe selling) their own home. Some sellers are great to work with, but they're in the minority.
I wouldn't eliminate the listings of flat fee MLS listings before sending information to buyers. I might caution a buyer that a transaction might be more difficult with such an owner--just as I'd advise a buyer that a short sale or REO is likely to be more difficult than a conventional sale. But if the buyer was interested in a flat fee MLS listing, I'd do everything I could to help facilitate the transaction.

I am a real estate agent that offers a flat-fee for sellers...only one difference, I am always still the contact for buyers agents. I do think that you are going to be affected by having you phone number on the MLS.
Buyer agents what to work with other agents...not homebuyers. Some seller's are difficult to work with and generally don't have any real estate experience other than buying and selling their own homes so as an agent I would personally rather work with another agent before a homeowner. Especially in this tough market and with so much inventory out there right now, you would have an advantage by having an agents number as the contact.
