Why so many people visit "Open House" but no one comes to visit on a private showing by realtor? Are people afraid Realtors bite?

People are more familiar with open houses and they can drop by without making a commitment on the off chance they might see something they like.

Just because someone comes to an open house does not mean they are not working with an agent. Some come with the agent while others are sent by the agent they are working with. I always call the agent giving the open house and announce my buyer will be coming to see the house.

It is also not true that open houses do not sell properties. Open houses are usually great tools for finding buyers but if they didn't sell houses they wouldn't continue to be held. If you advertise an open house properly you will get qualified buyers.

This realtor only bites when necessary. Contact me if you are looking to sell or buy.

Keep in mind that generally most open houses don't sell properties, whereas those who visit accompanied by an agent are more than likely pre-qualified for a mortgage, are ready to buy, willing and able....

Most of people that are visiting an Open House either just started looking and getting ideas of prices or passing by an open house and just "curious" to see the price or the layout. Buyers that are really seriously looking to purchase, majority are working with the broker, because they understand that it is in their benefit.

One answer might be that those who are working with a Realtor are more serious about buying and those visiting open houses on their own sometimes just like to see how people decorate, have nothing to do with their afternoons, just plain curiosity, etc.

If you are a Realtor or a Seller, you may not be getting buyers with Realtors because the price is too high. Have your Realtor pull recently sold properties in your school district and zip code (preferably within the same immediate neighborhood) and make sure your asking price is in alignment with recently solds.

A lot of nosy neighbors and people not hat serious or who just see an Open House sign come to Open Houses,

My opinion on this question is either one of two answers
1. The buyers think they can get a better deal by working directly with the listing agent or
2. They're not really serious about buying and don't want to commit to working with an agent
