Why does my square footage show up incorrectly and how do I get it corrected?

If you are quoting heated square footage, but other "savvy" sellers are using "public record" square footage, then they are getting a HUGE advantage in the "cost per square foot" and thus much higher rankings in the various real estate websites out there! It is just not fair! And since there doesn't appear to be a correct answer to the question, why not use the public record figures from the Tax Digest and boost your odds of selling at a better price!

Ginny is right and for a more percise answer, it does depend greatly on what source your looking at Tax digest versus 3rd party websites). I recently discovered that some websites quote ALL sqaure footage including the garage and even deck or front porches. Generally speaking, most consumers are thinking heated sqaure footage space so it can be a little misleading if you don't know what's being factored in.

If you are talking about on the Tax digest, please know that is information for the outside gross square footage. In georgia we do not quote square footage, other then from a public source such as the bulder plans, or tax digest. There is GREAT discussion in should a closet or alcove that is not very usable be include or not.
But if you see a big difference in what is quoted and what you believe it to be for gross footage, you can call the tax digest BUT beware , your property tax may go up if you tell them its bigger.
IF you are talking about sq footage wrong on a listing, call your listing agent
