Why do some homes in Roanoke that have bedrooms partly or completely below grade get to count those as bedrooms, and others do not?

Hello Jen,

The rule of thumb in Roanoke, VA is that for any bedroom to be counted as a bedroom it must have a closet and a window regardless of grade. However, if you are below grade, the window must be able to be used as an escape method in case of a fire in order for it to be considered a bedroom both for marketing and code purposes.
