Why can't I find my home for sale on web sites? It is gone from all online sites except listing agency.

The contract says buyer understands that home will still be marketed.The contingency is that they must sell their property. They have a 48 hour clause if another buyer makes an acceptable offer. How can a potential buyer even know it is still on the market?

Check with your agent, perhaps the websites it was posted on have since expired. Some websites require an update every 30 days.

There are several reasons why your home may not show up on other web sites. The first could be how the listing was changed within the MLS System. If the agent or assistant just changed it to pending, then it could feasibly released it from all online marketing. Some MLS have an option for CTG with an additional option to continue to show property. You have to know where the marketing is originating from though. For example my team markets on approx. 8 different web sites, some of the receive feeds from others, there are cross feeds as well. The agent or marketing assistant would need to backtrack through the feed process to identify where the lead was coming from and therefore why or why not it is showing on a particular site. It really isn't that complicated, but you need someone who understands the "web" of web site marketing to track down the problem.
Another issue, might simply have to do with the search process. Many times Sellers get too specific in their searches and so therefore they could easily miss their own. Try conducting a search with broader terms. Many times an MLS system will box your listing into a corner based on the questions and answers available. For example if you have a home with 2 1/2 bathrooms, but the MLS does not offer 1/2 as an option, you will need to search for 3 bathrooms. Location may also be an issue.

The best option would be to follow these step to identify where your listing is.
1. Google your address
2. Search in your General area with only residential or Land no other terms
3. If you find your listing somewhere PDF it or send the link to your agent, this will help them sort out the problem.
4. Breathe and simply understand sometimes you are just stuck. The realtor can utilize other options for marketing your property such as craigslist, trulia, etc.. that are not associated with the MLS which might provide greater control over how the listing is entered and presented.

what's your address? Maybe it was accidentally put in as pending in the system instead of under contract. Our system changed about a year ago where were were not forced to have the listing show as 'under contract' in the mls search results. It's frustrating to figure the problem out sometimes. Call your agent if you have one.
