Why aren't houses selling in Ardley Park right now? Do you have to have a renovated kitchen to sell a bungalow in Ardsley Park right now?

Hello Tulear, Houses are indeed selling in Ardsley -- over 50 this year so far; I closed a sale on 44th St just last week! Many of these properties are well presented, well located homes, and I am sure quite a few have updated features -- but the biggest factor in selling right now is being well priced! The current market is driven by price and value, and you must be priced correctly – and competitively, otherwise you risk being on the market for months, with few showings and no sale.
Because of the large amount of current inventory, Buyers are more decisive -- they want to shop for the home that is in the best condition for the best price. Assuming your property is does not have a renovated kitchen, it will need to be priced very competitively in comparison with other listed homes that need updating, and certainly well below those that do have recent renovations. You should have a qualified real estate agent do a comparative market analysis of the neighborhood to educate you about current sales trends and help you to home in on a viable price point for your property!

Not necessarily.. Foreclosures, REO's, short sales and/or good deals are most attractive in a buyer's market.. If your kitchen needs renovating, adjust your asking price by the amount needed to actually renovate and advertise that the new owner would be able to design the kitchen of their dreams. Hi,
While the entire market is a bit off in Savannah at the moment, Ardsley is especially slow. As to the need for a renovated kitchen, that depends on what the asking price per squre foot is. If the condition & location of the house doesn't line up with the price/s.f., it will not sell. With so much for a discriminating buyer to choose from, it is more important than ever for homes to be priced competitively and accurately. Hope this helps.
