Why are the comparables for my house all smaller and lower in price. The only thing they have in common is

that they are located in the same development. The comparables listed are all 1000 sq ft smaller with fewer bedrooms? It is making my house look like it is overpriced when it isn't

A website cannot give you accurate comps. You need an agent who is familiar with your neighborhood. A website will not be able to see any improvements you've made to the property or judge it's curb appeal, etc.

A website is a good start, but you really need to get an accurate CMA--From a Realtor, not a website. Sorry!
