6426 Pirtlewood Circle, Houston, TX 77088 has 5 Bedrooms and 2 1/2 baths. The actual comparisions in the area as of 7-09-09 are $175,000.00 for that house. Even though other smaller houses are selling for less doesn't make that house less valuable. Comps support $175k.
The easiest and the best way to look for properties is go directlyl to http://www.har.com (HAR). The site is more accurate and always contact the listing agent to make sure the property is still available. If you are working with a realtor, have the realtor contact the agent.
Sometimes even in HAR some properties may show as ACTIVE but in reality they may already be negotiating a contract. That is why it is smart to call the listing agent first. Saves you time and energy.
if you would like a list of all the recent solds in that neighborhood, write me at springrealtor@sbcglobal.net
I will be glad to e-mail or fax the comps over to you, that are accurate and upto date
the best place to look for houses and the information is accurate and up to date all the time is:
har.com
or write me for more information at springrealtor@sbcglobal.net
It's up to the agents to make sure that their listings are kept current on all sites. It is a tedious task for many. Trulia picks up the MLS listings when they go onto HAR. The listing agent may "claim" their listing and will have more control of it. However, the majority of Houston agents don't even use Trulia directly. Therefore, they don't know if their listing has been left on or not after it has sold or been terminated. I'm sure at some point in time Trulia updates the solds . . . but I don't honestly know how that end of their system works. I do know that my assistant tries to keep all sites we're on . . .as current as possible. You're welcome to use our listing site on our website. All listings and sales should be up to date. If there is anything else I can assist you with . . .please contact me at 713-875-4844 or meg@finehomeshouston.com. Our website is listed below. Have a fabulous week!
Public websites don't work well in Texas to estimate values.
This due to non-public disclosure of sales prices.
We know how inaccurate tax values are for determining market value.
Most public data websites are heavily weighted on tax values as that is most complete source of public value data. Some weight is also given to list price of current inventory.
That too is normally inflated. At best most neighborhoods will sell at 97% of list price, so that alone can inflate values on public websites.
trulia pulls this information from somewhere and there is a lag. Old/outdated/bad info all over the place
This is not a place to look for houses. They post a lot of data for search engines results.... not consumers.
You should contact a local expert. I know an awesome agent in the Sugarland area if you need one
Hi Rick,
I have noticed that myself. There are a lot of listings on here that are sold and not even on the market.
