Who normally pays for the appraisal in a residential sale in Wrangell?

The buyer pays for the appraisal, when it is ordered by the lending institution.

If there is going to be a mortgage on the property you will be required by your lender to have an appraisal and they will order it through an Appraisal Managment Company who then assigns an appraiser hopefully from your area. In most cases they will require it be paid for when it is ordered.

Generally it's the buyer's responsibility to pay for the appraisal.

In most areas of the country the Purchaser is responsible for the appraisal. Any appraisal furnished by the seller will be sees as "Tainted"
