In many ways it is a loophole to change their mind. I have it in all of my contracts if I represent the buyer. The standard Far contracts in Florida can give the buyer up to 15 days to back out of the purchase due to inspection.
Q?. Is an inspection required? A = No
I have seen many cash deals where no inspection occurs but they are usually lower priced and always sold â€œas isâ€ If you have a loan FHA, Conventional, VA the lending institute will do a thorough inspection of their own and it must appraise accordingly or the loan will not go through.
It is the Sellers duty to make sure the Buyer is satisfied with the inspection. They should and most likely do know what if anything is wrong with the home. They should disclose it. If an inspection occurs and there are surprise damages then they should but are not obligated to offer a concession-usually with the selling price or closing costs. I would highly suggest getting an inspection for a single family home over 150k. There is some leeway in condos and townhomes since the association is responsible for so many of the costly problems i.e. Roof, pipes, electrical, foundation, pest control, Seawall. Please make sure you trust and were recommended to the inspector.

Buyers usually pay for any desired inspections because they want a report from someone who they have selected to protect their interest.

That way the owner will not be surprised by the discoveries of a buyer's inspector. Or, the owner can fix the problems, which may help to support the asking price of the home.
