Your house/condo should be upgraded at all time. Buyers are looking for updated kitchens with stainless steel appliances and granite counter-tops. Your whole home should be in very good condition so it is very important that you maintain your home at all time.
Buyers see tons of houses before they make decisions. Most of the houses they will look at will be forgotten after just a few minutes they stepped out of the house, so it is important also that you keep your home very pleasant and with good decor, in order for the buyers to remember your home!
I had a seller once who liked to bake cookies right before I run an open house. It was a great, and simple, strategy to make potential buyers remember her apartment. When I got an offer first thing the buyer mentioned to me was how she remembered that beautiful apartment with the cookies!
Just be creative as well.

Good luck.

Front curb appeal, fence, well maintained back yard with preferably fruit trees that increase the value of the house, hurricane protection (shutters), open kitchen with stainless steel appliances, granite counters (or new hot counter materials), large size tiles for the floor (at least 2 by 2 feet), or, better yet, wooden or marble floors, updated baths...In decor less is more and I'd go with contemporary furntiures and bright colors in pillows and art...

Hi, to increase House value here are some tips: the front & back apperance, taste decorate it if is sold with everything inside, walls neutral colors, all marbol, tile or wood flooring, bathrooms to look sparkles...!!!, ample areas of entertaiment, new, or upgraded kitchen, lots of walk-in closets spaces, confortable covered outside terrace, with a nice size Pool/Jacuzzi, perhaps a separate Game Room...!!!

It seems like all of us wants to move to a home with the least amount of work to be done.

Best of Luck

Waterfront properties will always have the most appeal.

Updated kitchens and baths. New cabinets and appliances. Tile or marble floors.

Fresh paint on the walls in neutral colors. Make sure the moldings are a nice bright white. Get rid of all the old wallpaper.

Everyone wants a home they can move into with the least amount of work.

Large open spaces, rather than small cramped rooms. If you can take down a wall to open your kitchen to the living area, that would be great.

Make sure the house is clean and there are no offensive odors.

Location is the best investment. The actual home- major structure, roof, concrete block construction. Renovations- kitchen, flooring, neutral paint, bathrooms. Best of luck!

To help real estate maintain value in Miami, buy waterfront or water access property.
To increase value (to any piece of real estate) but especially in Miami add a pool, update kitchen and baths or add another room
