Lola, I think the top 3 improvements are #1 are the mechanicals like Roof, Furnace, Hotwater heater #2 Updated kitchen #3 Updated bathroom.

I think in regards to garage all buyers seem to want one, but garage update I am not sure is such a big deal. Depends on the buyer, but having a garage for cars and storage is the biggest deal.

Hi Lola,

Having grown up out near coopersville and having to sell my own house a few years ago, the man of the family could have cared less about the house but when he saw the garage he was hoping his wife liked the house.

He really liked that I had the same pick up as his and infront of the truck was the Binford 9000 snow thrower, and 3 foot deep shelving units and he could still walk between the truck on both ends and the shelves and snow thrower it didnt hurt that it was 40 feet wide either.

Yes, the better the Garage the Better the house

Kitchens and Bathrooms are always great improvements. If you are in the city of Grand Rapids, I like the idea of a garage. If you are out in the country....POLE BARN, Baby!

I can't count the number of times that my people looking just past the burbs are pining for that pole barn!

I work mostly as a buyer’s agent, and I have to say garages are very big deal to most of them. Some people will not even look at a home if it does not have a garage! Static’s and reports may not evaluate the garage as a big deal, but in my experience it can be a deal breaker. If a buyer has narrowed down their selection of homes they want to consider buying.........the garage could put the house with the "great" garage as the winner!

Garages are a big deal in your area .. if you pull the comps, houses with and "without" garages makes a big difference.

That said .. the 4 car garage with the super steel diamond floors with the custom cabinets that somebody paid $40,000 extra for isn't going to bring much more than an average garage unless he can find his twin ..... if it's CLEAN and the floors are nice and everything is nicely hung-up - then they'll do good.

Remember, one of the first things Yankee buyers do is see how their car fits into their "potentially" new home.. if it has boxes, tools and it's just a cluttered mess - then they'll do bad.

A great cleaning and a $300 paint job can bring thousands back to the seller.
