sell for just what I owe, but it looks hopeless. Should I list now... The home needs cosmetic upgrades but should I even spend the money if I owe 57,000.00??? I am desperate for direction... Thanks, Sue

Hi Sue,
Like Ed and Cindy said you have 4 years hold tight and see what the market is like in 2013 as no one can predict what it will be.

Sue if you plan on moving in 2013 I would hold tight since that is a ways off. If you are not leaving for 4 years that means you'll have to rent if you sell now, so take the money and apply it towards your mortgage, instead of someone else's.

As for the repairs I would not invest anything right now and see what is happening in 2013.
