When selling a home in CO does everything, like the electrical specifically, need to be brought up to current code? How about if you are going to be renting your home? Thanks for any info!

In general, using code requirements as a minimum guideline, when selling, isn’t a good policy. In Evergreen the market is fiercely competitive for Sellers right now and Buyers are looking for more than just the minimums in all price ranges.
Although there is no law requiring your home to adhere to current code guidelines (Beyond the Permitting program Jefferson County instated as of January 1, 2004 requiring owners to have individual sewage disposal (septic tanks) inspected and approved by the Jefferson County Department of Health and Environment (JCDHE) prior to the sale or major remodeling of the property) it would be unlikely that your home would be well received by the market if it didn’t meet or exceed not only code but even average condition.
In many cases, depending on your location you will find that the only way to compete with market inventory is with your price—if the condition of your home is not above average…

As a seller you do have some requirements to meet in Evergreen (80439 zip code). Jefferson County requires that any home sold must have an Environmental Use Permit. This includes an inspection by a certified septic system contractor and a certification of the system's proper operation. Additionally, a buyer may decide to have an inspection performed that could recognize items that need to be repaired prior to closing. Even if you are only renting, you'll want to have your home, well and septic systems inspected so that you'll know the 'original' condition of your property.
Always use a mountain area specialist if you are selling or buying a home in the mountains. Ask your realtor if they have or are pursuing a Mountain Area Realtor Specialist designation. Then you'll know that your realtor is aware of the many details of buying or selling a mountain property.

It will depend on the condition of the electrical and the buyer. If it is in working condition and no safety issues it my be ok. The buyer and or renter may want it brought up to current code. There is no rule here in Colorado that says you have to bring it up to current code.
