I've heard 2 schools of thought on this. One person says do it shortly after you list the house to get the most amount of exposure. Another person says do it only when you absolutely have to because you get mostly tire kickers who just want to see what the house looks like and don't usualy intend on buying.
I wish I had the answer! In our area Sundays are the best day of the week to conduct an open house. Anytime from noon to four at the latest. You never really know what the turnout might be. Sunshine, rain, snow, warm, cold can be factors affecting the attendance. Nonetheless it is important to expose the property to the market especially if there are no scheduled showings happening on a regular basis.
Keep in mind that if you have lots of open houses and lots of people come thru and there are no offers, you may need to look at factors which usually include pricing.
Bottom line - open houses are important to selling a home.

The maximum exposure time for a listing is the first two weeks on the market. I would expect one broker's open house, and two for buyers, Saturdays or Sundays. A properly prepared, priced, and marketed home should receive 10-12 showings or one offer in the first two weeks on the market, or a price reduction is in order. Once you have an offer, you'll probably want to try to attract back up offers. In all, probably 2-4 weekends of open houses should do it.
Hello MS- Good thoughts below. And it is true- it is very rare that your agent will find a willing buyer for YOUR property by doing an OH there. But, he/she is doing other Open Houses and your agent will meet other people elsewhere who might fit the bill for your house.
Most agents hate doing OH's- but it is a necessity still these days.
Be careful of doing OH's on Sunday afternoons in the Fall- Its football/ Patriot's season. That DOES have an effect on attendance. So in the Fall, best on a Sat. Sunday mornings can be tough as well in general- church, etc.

I like to hold my ope houses for the first 3 Sundays after I list, 12-2, Some agents will send thier clients through if it is on the maybe list to preview. However I feel open houses are done for 2 reasons 1. To appease the seller 2. To the agent to make contact with potential buyers for them. Very rarely does a home sell through an open house, I do 3 the first 3 weeks then only one if there is a price reduction. I do know many of my collegues vary on when they will hold open houses for example some hold open houses atleast 2 Sundays a month and another may only hold it for 1 hr at first listing the property. Keep in mind, if a buyer wants to see your home and are serious buyers they will schedule a showing. Plus do you really want to clean your home and make it perfect every Sunday and maybe someone will stop by, or do you want to save that time and energy for a real buyer that scheduled a showing?
