The best time is when you have the need to sell. How many buyers are active in the market depends on many variables including the weather and economic and political events that affect demand, but the most active time for buyers to sign a contract is roughly from the late February until mid-June.

Most of the property owners put their houses on the market on spring. Though a lot of activities happen from Spring to Fall, there's a lot of houses on the market to choose from. During winter, in as much as there is a scarcity of housing inventory on the market, a motivated seller will pick your house if your house is price right.

Call a realtor in your area and ask if you can get a CMA.

The highest buyer activity usually occurs in the months of February - April followed by June through August. So listing you house at the beginning of the year is the best.

Usually August and December are the worst times to put a home on the market. If someone is looking for a home and hasn't found it by late July, they go on vacation and resume looking in the fall. With all the holidays around December it's not a good time to start selling your home.

If you want to sell your home fast, clean it up and paint where needed. Price it right. Get an experienced agent. A dirty or messy house will turn off buyers and will cost you money in the long run. If it's not priced right than there is no incentive to buy your home over one that is similar. If you want to find a good agent, you can start here on Trulia, but don't be sold by some badge that says PRO or VIP. Being a "PRO" on Truia is something you pay for and does not indicate anything about how good of an agent you are. The VIP badge only means you've answered more questions. Some agents answer questions here in an effort to be helpful and some give short, one or two line answers just to get the VIP badge. There are some agents here who have answered thousands of questions here with short answers, but they don't seem to spend much time selling real estate. Also, call in 3 agents to discuss the sale of your home. If they can't impress you with what they and their company do to help sell your home, you probably won't be very happy with them once you list.

Hello J.O. A house that is priced correctly will sell in any market. I have investors who purchased properties year round as long as the price is right. Pricing also plays a significant role in the length of time a house is on the market. This is also influenced by your urgency to sell. There is NO best time to sell your house. Although winter snow can deter some buyers, there are usually fewer homes on the market in the winter so there is less competition for the seller. Remember that you will need ro keep the walkways and driveway ice and snow free but you won't have to worry about lawn and garden maintenance. Spring may bring more buyers but also more homes come on the market so there will be more competition. Summer can usually be busy for sellers and buyers lives. Most buyers with children will want to move in the home in time to register for school. Fall is generally a bit slower and sellers usually do not like having their Thanksgiving and Christmas / Hanukkah visitors interrupted.
It is really ALWAYS a good time to sell when your circumstances are ideal to do so and when you will be able to maintain it to be shown in it's best condition

The best time is when you are ready to sell and need to sell. If you need to sell quickly, make sure the property is priced on target, be as competitive as possible, make sure the marketing maximizes your exposure, is neat, clean, clutter free, show well at all times, is easily accessible for all showings, consider listing with an agent, etc.
