When is the best time to put a house on the market, as in what will draw the most interested parties?

The best time is when you are ready. The best way to draw attention is with a realistic price and a strong marketing plan. Get a good agent and ask a lot of questions including follow up questions after showings and open houses.

The best time to list your house is now! While it is true that spring and summer are the heavy selling months, winter sales can be just as profitable and is a better time for you to feature your house.
Houses listed in the winter have less competition and that provides the seller more opportunity to make their house stand out from crowd.
Since the majority of home buyers are finding their properties on the Internet, you want to choose a company such as mine to represent you to provide maximum exposure.

May be there is no real right or wrong time....
Hard to tell ahead of time when the right buyer will come along, right for just your home.
One could think that during holidays or during heavy winter weather, not the best time.
Holidays because people are busy, winter weather makes it hard to appreciate a home because
of too much ice and snow etc.

So if your home looks especially pretty during Spring summer and fall, then that's a good time...
If on the other hand Winter with the cozy fire places takes people in.... a good time then if you are
living in a winter sport area especially.

So not knowing enough about your home, hard to tell when the right time or best time may be.

Usually better before school starts than after if your home is made for larger families.

But more important than time, are upgrades, improvements, unclutter, stage your home if need be,
modern tones of paint on the walls, and may be a little remodeling, like a new floor in one of the
rooms or tiles in the foyer..... Small changes can make great impacts and a trusted, experienced area

Whenever you want to sell it! All kidding aside, there are many factors that go into the answer to your question. For instance, if you put your house on the market in Spring (typically the busiest time) and you price it incorrectly , you may not sell it until the following Spring-if at all! Christmas is the only slow time that I can predict. Each year the length of the slowdown then varies. Many folks want to be in their new home before the new school year starts. Working backward from that date, figure 2 months to get legal work done and another 2 months for marketing (if that is typical for your area), then add a fudge factor of a month - and we get 5 months before the onset of the school year that you should start.

But that only gives you a very small advantage. There are many other factors which may be more critical in your case. Evaluate these before considering what I told you in the previous paragraph.

The highest number of showings would likely be May and June. However, this is also when there is the most competition. In my opinion if you need to sell, it is a good idea to market your home as early as possible no matter what time of year you are looking to sell. There are possible buyers for every season.

the best time to put in on the market is when you are ready. In winter alothough there is less buyers, there are less homes for sale so you can have an advantage. Buyers looking this time are year are often ready, willing able to buy quickly. Spring is the most popular as their are the most buyers, but also a great increase of homes ocming on teh market.

If you are ready to sell and need to sell, anytime is a good time; keep in mind that buyers do exist year round. Pricing on target, and marketing that maximizes exposure will draw much interest; therefore make sure the property shows well at all times; is sparkling clean, clutter free, fresh coat of paint if necessary, remove/rearrange any bulky furniture, don't forget the exterior for curb appeal, etc.

Hello,

Typically spring is the best time to list a home for sale to attract buyers. There are also other items to consider like the market activity and if prices are starting to go up. In an appreciating market, buyers are motivated to get out earlier, buying before prices go up. Another consideration is interest rates. When interest rates are going down, buyers may be motivated to buy before rates go back up and result in increased activity throughout the entire year. In addition, real estate sales are more affected by listing a home a market value to encourage buyers to make an offer than just on the time of year the home is listed.

In many areas, the market has been starting to pick up and inventory is going down. During the colder months, you tend to get less but more serious buyers. In the warmer weather, you get more buyers but many are just looking. As Christopher stated, if your home is in the best possible shape and you are willing and able to price it competitively, you should have no problem selling it at any time. Find an experienced, local Realtor. Have them show you the statistics for your area and type of home. Discuss price. If you are satisfied with both, then that would be the best time for you.

Hi, keep in mind people are always going to need to buy homes, no matter the time of year. Spring tends to be the best time of year for real estate but that also means alot more competition. In the recent years sellers have been getting a jump on the spring market and listing in the beginning of January and February. another factor to consider is the current state of your local real estate market and underlying economy.

whatever you decide keep in mind ytou get one first impression. Present the home in the best light, make any repairs and updates you think my deter home buyers and as always price it right. If you have a desirable home, in a desirable location, and good condition you'll sell anytime of the year.

Conventional wisdom says to put the house on the market in the spring. However, you will also have the most competition at that time. And besides, this year seems to be a bit of an anomaly. I am seeing a great deal of activity right now! If I were you, I wouldn't hesitate, there are interested buyers at all times of year. Why wait until the competition is greater? I would go ahead and list the home now.
