When is comes to sell a house...?
Just wondering when it comes to sell a house, how much online market can we do? Is there a complete list for relators? I know the internet is blooming but can someone provide us with a more updated listing for the area?
We've just listed our house (not FSBO) for a about a week and we don't have any activities so far(no showing). Wondering if we need to expose more. Listing price shouldn't be a problem, it's 1 bar below the average according to trulia. Thanks,

Okay....so you have a full service realtor.....Then at the point when you listed your home, he/she would have provided a CMA, market analysis...this in part would be about establishing a price, based on recent sales statistics. I am assuming they provided this, and you have established a price. They should also be providing you with a list of the syndication of your listing. Where it will be published. The other thing that could have and should have been presented is "average time on market". She has the ability to provide the time on market details, for similar homes/prices/locations. Because you are in contract,....there is only so much any of us can do for you. We have a code of ethics, and legal obligation to honor your contract with your realtor, until such time you are no longer in contract. I applaud you for wanting to assist your realtor, and be involved in the project. Together you are partners in achieving your goal. I do have a FREE tool, that I can offer....no obligation, but allows you to see homes for sale near you, how long they've been on the market, when they sell...ask to sell price ratios, etc....and updates every two weeks. From what you say, I get the impression your agent isn't local to the Vancouver area? You also say that your 'assuming' they are doing everything for their 6%? You really should be working directly with the agent you have selected and are paying to do the job for you. Ask them what they're doing and what they expect of you. Since you are in contract with an agent, there are limits to what we can do for you. Your paying for them to answer your questions and provide you these services. Thanks for your answer to my question. We know there are tons of legal issue involved. We have a relator and they are going to get their 6% so I assume they will take care of that. We've done all staging and inspection and everything we could think of. Since you are in my area, you probably have a better idea of how things going right now. there is a lot more to this process than getting advertising on the internet....really thats just the beginning.....how prepared are you to write/negotiate offers, earnest money, seller disclosures, what must be disclosed, HUD laws concerning advertising, redlining, steering violations, inspections, counter offers, inspection response, repairs, financing, underwriting, title, escrow, closing and all the timelines and legal issues along the way? and how prepared are you to assume liability for a mistake? just curious

First off....if you're not FSBO ...what are you paying your agent for again? He/she should be on top of this.

you listed your house? not fsbo? I am confused. A professional realtor should be taking care of the syndication of your advertising. In addition to what is provided by the broker, the realtors MLS, via the broker, and what ever your realtor is doing....I know I have a syndication service I use over and above what is provided to professional realtors.

Work with your Realtor, they should have many sources to market to besides the sources you mentioned earlier. Including Realtor.com, Real Estate magazines such as Real Estate, Home Source and the Columbian Home book, their website among others. Their office often also advertises as well.

Visit us at the link below for a list of websites Cathy and I have put together where you can advertise your property for free. Cathy and I like to use Postlets for advertising our property on Craigslist. ClassifiedFlyerAds also makes a great looking flyer you can use to syndicate to other sites. Average days on market are well over 95 here in Clark County, and there are far less qualified buyers these days, also there are far more homes currently on the market for sale than there has been in years. I wouldn't panic with no showings in a week, assuming you have your home priced right, it will more likely than not, still take much time and patience to sell in this market.

Don't base your asking price solely by what others are asking for their properties. If you are not selling by owner and truly have an agent working with you, have your agent show you what recent sales have taken place in your area for homes comparable to yours. This will show you what prices are being drawn in for homes in your area. So even though you might be priced under the other houses you might possibly be listed way too high. Secondly, having your home on the market for only 1 week with no activity is almost a reality in a market like this, especially when inventory is high, when buyers are struggling to get financed, when there is talk of a slow economy, etc.. If you go several weeks with no activity, then start to worry and reevaluate your price yet once more and also reevaluate the incentives you are offering to get your h ome sold - are you giving sufficient commission, any seller contributions, etc .
