As a buyer, I would gravitate towards sellers who -
1. Proactively offer home warranties.
2. Offer information on what repairs and improvements have been done in the last 3-5 years.
3. Create a positive atmosphere in the buying process - instead of us vs. them.
Because Alabama is a buyer beware State (caveat emptor), disclosures other than those required by law (Lead Based Paint) are not required to be made. Certainly, if someone asks, a truthful answer would be prudent. Also, most people will have an inspection performed where questions may arise. Certainly if you had problems fixed, they should not be a problem, and may increase the marketability of your home (like a new roof). I would fix current problems before you put the house on the market. It'll make your home more marketable.
