Your best option is to contact an appraiser to inspect the whole property and market area, research the market conditions and trends, research viable comparable properties (in this case complex properties), apply the necessary and appropriate adjustments, calculate the land value by extraction, calculate depreciation, analize the highest and best use, use the sales comparison approach AND cost approach to determine a fair market value and value in use. There is no way anyone else will even come close on a complex property as you decribed, no matter what they say.
Since oneida county is the middle of nowhere, the condition of hte house generally doesn't mean anything. Building costs and repair costs are so low that it'll be negligible. So its about the price of the land plus like 50k for the house. Anyway, how do you own 150 acres with town building on them? The town will own the land its buildings are one. You could set up some tree stands for hunting and make some money with 150 acres though.
