Furthermore - agents can only be paid via their Broker of record.........not individually/directly.
In my area what you're proposing wouldn't be allowed....maybe it is different in GA.
The best way is to pick up the phone and call agents in your desired submarkets.
When I run into this while prospecting expireds, I suggest that 26.2% is my referral fee if a failed listing agent wants to refer me to one of their expired clients. "Why lose money when your listing expires when you can refer your former client to me, and I will pay you that fee at closing?"
