Hire a REALTOR, seems to me like you are trying to avoid us and do a For Sale by Owner, but 95% of FSBO's end up selling with a REALTOR, avoid being sued by the buyer for not disclosing everything, it would be a shame (but karma) if you lost your equity due to a lawsuit for trying to save our commission.
