That depends on the condition of the property. If it's completely remodeled and shows well it could sell for close to $450,000. If it's in need of a full renovation it could be closer to $350,000. Hire a REALTOR, seems to me like you are trying to avoid us and do a For Sale by Owner, but 95% of FSBO's end up selling with a REALTOR, avoid being sued by the buyer for not disclosing everything, it would be a shame (but karma) if you lost your equity due to a lawsuit for trying to save our commission.

You've received some great responses as far as the comps go. Now, it's important to invite one or more Realtors to your home to take note of the particulars.

Comps are always a good starting point. In order to arrive at the best price for YOUR home, we need to see the interior, the way the home is played on the lot, any relevant views, and the surrounding homes.

Cory 92111 is still clairemont before it turns into Linda Vista...92111 is the pocket just south of Balboa....the southern "mount streets"....its a great area.

Aaron's right, the house would probably sell for between $350,000 and $450,000, depending on the size, condition and location. The address you gave didn't show up in the tax records though, and the zip code would be 92117 in that area.

Are you asking about Mount Ariane? Clairemont is a quick moving market right now with multiple offers on almost every home. If remodeled 425-450k plus and if it needs some minor work anywhere from 375-425k....If this is your property, and you are interested in selling please let me know. I have a Buyer for this neighborhood. He is not too concerned with the condition because he can fix it up. However, the home must have a 2-car garage plus potential for boat parking off to the side. That's a great question. It will all depend on the interior condition and amenities. In that zip code there is currently 59.4% less homes listed for sale than the prior year. So that is an advantage for a seller as buyers have limited options when it comes to inventory. Prices of homes sold appears flat at .6% with a median sold of $340,000.
