If it is located in Snohomish County then you can use the County Assessor tool to locate homes near yours that have sold in the past 3 years, along with the prices and you can dig into the characteristics of those homes to get a feel for your asking price.

Note: in the street name just put the street number/name (don't add Ave. or St. or the directions like NW, SE, etc.)

Click on the View Parcel Data link and you'll be able to see characteristics about your home. Then click on the View Map of this parcel link near the top of the page.

If you select the Recent Sales option on the map then it will color code the parcels that have sold within the past few years. You can zoom out to get a larger area to view possible comps.

It would be difficult to suggest an asking price on your newer home without visiting the home and looking at the home and amenities of the neighborhood. All agents would be happy to do a market analysis for you which will determine a realistic sales price for your home. As said in other comments there is a lot of standing new construction inventory in your area but your lot size and location may be preferable to buyers. Also some new homes do not have back yard landscaping and most do not have window coverings which can offset the fact that your home is newer but not new. If your home is in pristine condition and the neighborhood has been completed this can also be very attractive to buyers. Some builders are including many extras to sell their inventory such as fences, paying buyer's closing costs and buy downs or 30 year fixed financing. All of these need to be considered in pricing your home.

Houses vary so much from one to another - sounds like you have it in great condition, though. You should have a couple agents through to get a good idea of your price. There are a lot of newer houses in Bothell and the copmpetion is definitely there! What about power line proximity? That can make a big difference in selling time and price, too.

Price is the biggest factor right now for Seattle & Seattle suburbs, but also presentation - there might be some easy tips on a few things to do to tweak the way buyers see it or their frist impressions. Will it be occuppied during sale? Staging whether occuppied or not can really make a huge difference - that and your agent's internet presence.

Sounds like a nice house, though!

There's currently over 60 properties for sale that are about +/- 100 sqft from your house in Bothell. The median price per sqft is $176.17 which equates to about $356K for your specific sized house. Now...this is the median. First, like Kary said, ..without seeing your house in person, it would be hard to say if you should be above or below this figure. Second, ..these are current asking prices ...and the median days on market is at 178 days and counting, so presumably, this price per sqft represents a price that is not working....so we have to look at sold data as well to figure out the legitamacy of the price per sqft.

There's been 24 houses that are about +/- 100 sqft from yours and have sold at a median of $174.62 ...so not much difference from current median asking. So that's pretty good. On a median basis, ...your house is around $350K, but then you need to adjust up or down once you compare it to the other homes.

So...bottom line ... to be in the middle of the pack,... $350K . You can extrapolate out if you need to sell faster.

Definitely have an agent come out to the property and do a CMA for you. Pricing a property correctly is 90% of selling it quickly.

No one can tell you that information without going inside your house. Sometimes the suggested price is over or under the wide range an agent might set prior to seeing the property.
