What's the selling market for new construction homes in Houston like within 610 around Bellaire?

Hi R Richardson, The selling market is excellent for new construction homes within the 610/Bellaire area. The average selling price for single family new construction in the Bellaire market has been $940,000 and the properties are selling in less than 4 months from the date they're listed online. (not necessarily the same as the date they're complete.)

As of this posting there are only 12 available properties that do not have contracts on them in the Bellaire market. There are 17 properties underconstruction with pending contracts.

I think this is a great time and market place for new construction in Houston. The inventory is down to less than 2.5 months of available supply, and Houston is a growing city!

new homes in the Bellaire area are not typically available ~ because they're selling at preconstruction. Find someone in the area to help you find the new construction homes. There are some going in ear Bellefontaine, as well other areas.

Bellaire has 19.6 months of inventory and there are 67 homes for sale currently over $1million. I'm sorry I forgot to include that in my last answer.

Actually, in 77025, the months of inventory currently is over 34 months. Eight properties sold in the last 12 months, and there are 23 available now. This is anything over $1,000,000. That might include a few resale, but I think it is mostly new. It is a big-time buyers' market! (Anything over 6 months is considered buyers' market.) I specialize in Real Estate in the Inner Loop. It's true what they say about Location, Location, Location. The inner loop is "THE" location in Houston. The higher end neighborhoods such as Bellaire, River Oaks, don't normally see too much of a slow down when it comes to sales. Please let me know if you need any help in the future.
