Hello Ms. Whitaker,

Mobile sales are way down, you have to price solid and market it hard to get as many eyes on it as possible. The age of the mobile will also play a large factor, along with the park it is located in. Many agents do not deal mobiles and land due to the differences in these transactions, and limited buyers. Plus, buyers are buying SFR's since rates and prices are down, along with favorable tax incentives for first time home buyers who often may have bought a mobile home first to work their way up into a SFR. Along with the economy, these items have aided in surpressing prices and keeping them down.

I am a member of 3 real estate boards and can aid you in obtaining a lot of access to your listing. Keep in mind ,agents are usually the higher percentage of what brings a buyer. Bob is right, know your documents, an agent will make sure you properly disclose.

If you know of a buyer interested in your mobile home and you are aware of the procedure/documentation required for the transaction, then the fastest way would be to transact directly with the buyer. Do remember that the documentation would include:

1. Making disclosures (mandated and otherwise) about the mobile home to the buyer.
2. Obtaining park approval for the buyer before you close the escrow.
3. If applicable, assisting the buyer with loan documentation/process.

You will be aware that prices of mobile homes have come down considerably. We listed a mobile home today in the Lake Hills Mobile Estates. The listing price is about 40% of what it could have fetched 2 years ago. One of the major factors that affect the purchase decision of buyers is the lease rent which have either remained the same or increased in the Santa Clarita area. The land lease rent is quite high and acts as a deterrent since it is an amount that cannot be financed.

You can always transact directly with the buyers but are you ready to do the transaction without any guidance on disclosure requirements or the sale process itself? This is a question only you can answer. Yes, there is a commission payable when you engage a broker/agent for your sale but that could be money worth your while and well spent.

Talk to a couple agents in your area and see what homes are going for. If you need it sold within 30 days ask them what they think that price would be. Maybe 10% off the going rate. agents in your area should know the actual amount. I don't work in your area, but if you need help finding an agent let me know.
