What's the best time of the year to put my house on the market?

I am going to be moving to Florida at some point next summer but am wondering how far in advance I should put my house out there. Thanks!

Alicia, this is a great question, and you are right to be thinking this far ahead. Talking to an experienced real estate agent in your area will get you some of the best information. There are many factors which affect market time. Location, condition and pricing are the three main keys. But it's also important to understand that if your house is near the top end of the market, the market time may be longer because of the larger number of homes on the market and the smaller number of buyers who may be qualified to purchase it.

You need to ask your agent to show you how many homes are currently on the market in your price range, how many are selling each month, and what the average days on market is. Also, what is the trend locally? Some markets are leveling off, and some have already started to improve....others have not. This will help give you a practical estimate of how soon you will want to get your house on the market.

Beyond this, pricing it right and making sure it is in the best possible condition will both reduce the market time. An experienced agent can help you determine what improvements will be worth your time and money.

If you price your house attractively, and it is marketed well, it should sell. A clean and clutter-free house expedites the sale process. I would suggest asking friends/colleagues for recommendations of full-time realtors in the area. Interview at least 2 to 3 realtors and ask for their perspective on your house in the current market.

Each season has adavantages and disadvantges. Although spring is busiest fo rmost sales, there ar emor ehouses on the market, summer and winter has lower amounts of houses but still has buyers looking so you have les competition. The best way is to list with a fulltime, full service agent who is well expereinced. they will price you home at market value and it should sell withi a reaosnably quick time. If you are looking to move in summer, you should not wait past Feb. But you can meet with someone now to get some answers and a more concrete time frame.
