What's a realistic selling price for a 2,200 sq ft single family home in Dobbins Crossing community in 85041?

It is hard to answer a question like that since it will depend in many factors, like amenities, if it is a distress property or not, general condition, lot size, especial upgrades, pool, etc...

Prices can vary from $95/SF to over $150/sf. You can expect a price of $270,000 +/- 60,000. I know that is probably not very helpful. But I will need more data before making a fair assessment.

In the last 90 days only one home has sold in that area in that sq/ft range, 718 Matilda, and it sold for $193k. Assuming yours is comperable 3-bed 2-bath no pool built in '02, that's about what you can expect to get for yours. So what is a realistic price....Be the Buyer.
Check out the few actives that are close to your model, Sq ft, View, condition. Location.
Again Be the Buyer.
Price your home to beat your competition. Price it so Buyers think. "WOW, this is a great deal we better buy it before someone else does" Hopefully you create multiple offers, and get more than your asking price.

For someone who wants to sell their home, they have to be realistic, and price it to sell. So your realistic price is determined by your competition, most probably Bank Owned competition.

As said below, without seeing your home, this is as close as it gets.

What kind of upgrades do you have and how large is your property. Keep in mind, this is a buyer's market.
