What portion of Fishtown specifically is a good area for investment properties?

The Triangle subtended by Girard, Frankford and York provides your renters with a great area ... offering strategic pedestrian access to NLibs & Penn Treaty Park. But do not ignore selected alternate bargain locations.

That being said, what do you mean by an investment property?

Every real estate investment needs a well defined goal and a means to achieve it, so the type of property that you prefer and how you intend to acquire, develop and manage it will be of considerable importance.

Frankford section between Torresdale Ave and Aramingo ave, investors are silently buying in this area.
Lots of shopping and more to be built along Aramingo ave. Very stable area, much safer then Kensington and fringes Northern Liberties. They just built a new charter school for the arts, and we know what happens to an area when the arts take hold. Prices are dirt cheap, for the square footage.

It depends on what your client is looking for and at what funds he's looking to use for his investment.

There are a few great blocks in Fishtown and the prices are somewhat climbing. The closer you can get to Girard and Frankford the better.

On the lower end of things around $15K - $30K with about $40K required to renovate you should direct your client to look at Kensington areas. This is a great investors location to see some value in the next 5 years.

1200 and 1300 blocks of both E. Susquehanna and E. Berks.

There are a number of high end units built and being built there. n
