Lots of shopping and more to be built along Aramingo ave. Very stable area, much safer then Kensington and fringes Northern Liberties. They just built a new charter school for the arts, and we know what happens to an area when the arts take hold. Prices are dirt cheap, for the square footage.
It depends on what your client is looking for and at what funds he's looking to use for his investment.
There are a few great blocks in Fishtown and the prices are somewhat climbing. The closer you can get to Girard and Frankford the better.
On the lower end of things around $15K - $30K with about $40K required to renovate you should direct your client to look at Kensington areas. This is a great investors location to see some value in the next 5 years.
