unix I believe Virginia is 60 hours or Real Estate education. Check out on Google or yahoo for VA licensure. Marc is absolutely correct in expecting 6-10 months before you start receiving commission checks. The fast way to earn money in Real Estate would be to handle rentals, and charge agents for your doing their Sunday Open Houses, and become part of a team where leads are given to you as opposed to your having to acquire your own leads. A 50-60+ hour work week is very common for agents earning over $75,000 per year. Include weekends and evenings as that is when the majority of people are available to view Real Estate.

This is the hardest part of our business and the reason most agents fail after 2-3 years. A successful Realtor must have a steady stream of leads coming in to stay in business.

Best of luck to you,

Normally 6 months (on average) but in this market, I know experienced agent's that have gone 2 years without a sale. If you work hard, you can expedite the 6 months, but not by much, and you have to work real hard. This industry is not or the faint at heart.

You are quite welcome Unix. Best of luck to you. This is a great business just not an easy one like some people may have you believe. However, if you get in now when the market is flat, you will be geared up once the market turns around again.
