If you are looking for a "rule of thumb" figure about 2% of sale price and that will be pretty close (for an owner occupied single family residence). You might get additional deductions based on age and income.

Also, there are 4 different ways to protest a tax assessment when over assessed. And I have personal (I've done it multiple times on my own home) experience in 3 of the 4. (the 4th way is the most costly and time consuming.) Of course, there are lawyers who solicit this kind of service.

Sometime in the future it is planned to simplify the tax process in Cook County. It is going to be a percentage of the supposed market value. Currently the process is so complicated it cannot be explained either by myself or the tax assessor! Depending on what part of Hoffman Estates you are in (Schaumburg or Palatine Townships) you would be best to contact them directly. I believe the time for appealing your taxes is now closed or coming up shortly.

It would be nice if it was a simple equation-like a percentage of the selling price.
It is instead a math equation based on the countys perceived market value, multiplication rates and equalization factors. then the different taxing bodies like school districts and Village etc step in to say how much they need to operate and out comes your tax bill. But wait-- there are then differing exemptions that some people and properties are eligible for.
Hoffman Estates, Schaumburg, Streamwood, Elk Grove taxes are a little lower than some because Cook County is lower than surrounding counties in general.
The new assessments for next years tax bill just came out, so it is good to march over to the local township assessor with yours and ask them to help you lower it. You may have a pleasant experience,like I just did.
