Its really hard to quantify an intelligent answer for your question,. There is so much more involved in what makes your house "worth" the price to a potential buyer. I would say that generally speaking a 2 car garage will sell quicker, a 3 season room is not often on a "gotta have it " list and any roof under 5 yrs old is basically considered a new roof and a probable asset in a buyers eyes.
