Considering the marketing effort we are going to put into your property and the level of consultation I'm going to provide you throughout the process, I can't afford to take less than 3% for my side of the transaction. Unless of course it is a multiple transaction situation, then I would provide a discount or some other type of compensation.

There is no current fee. My fee ranges from 1-4.5% for my side of the transcation. You can offer any % for the buyers' representative if you wish. Unfortunately, there are many realtors that will not show your home unless you are offering compensation. However, a good realtor will have already negotiated his commission with his buyer-client and whether you are offering compensation or not, he should be comfortable he will get paid by his client and show your home anyway if it is the right one for his client.

1. Realty fees are not set in stone, like everything else, they are negotiable. Just keep in mind that usually there are two agents involved, yours and the buyer's agent who also wants to get paid. So, unless the listing agent is bringing the buyer, he/she will have to split the commission with the other agent.
2. There are certain areas in Austin where a lot of homes have foundation problems, not sure what percentage and not sure why it would be of interest. If your house has a foundation problem, you will have either to fix it or sell it at a price to reflect the problem.
3. Yes, when you do foundation repairs, you most likely will have to have plumbing repairs and definitely flooring repairs. It is a costly problem, but it has to be fixed sooner or later.
