Like many have said, it is more than just SF, numbers of baths, bedrooms and things like that. It's also condition, amenities, convenience to what the "buyer" seeks by living "in town". One street can make all the difference, in St Matthews as well as many other great areas of our city.
On top of all those things, your agents marketing of your home or your own can make a huge difference in what your home could sell for.

Once again I have a buyer very interested in the St. Matthews area. If your home is currently on the market and the criteria fits their needs I'd like them to see it. We have considered other properties but none have been the right one.
To answer your question Catherine below takes a very realistic approach that I agree with. Price per sq ft veries sooooo much because, as I am sure you know the St Matthews area can have homes sitting side by side that began as the same home and are now worlds apart. One completely updated with 2nd floor converted to a mater suite and the next with nothing changed since it was built 40 years ago for example. What does a CMA say? How quickly do you want to move? Financial consideration-do you need to sell this home to purchase the next?

Don't price your home based on what everyone else is doing; price it close to the current market value (recent sold prices) and appraised value (not tax appraisal). 40207 solds for the past 6 months are ranging any where from $70/sq ft - $175/sq ft. To answer your question from a general perspective:
The real estate market is a free market based on supply and demand.
Most markets still have a larger supply that characterize them as "buyer's market".
Most markets still have historically a lower demand.
Marketing 101: if you are putting a new product on the shelf (your house) and you have a lot of competition and demand is limited, you would want to study the competition, determine their price range and set your price below that price range (that is if you want to be competitive and sell your product).
Remember that you have to take in consideration local market variables AND your personal circumstances. You may want to contact a successful listing local real estate agent.
