What is the best way to counter a low offer of a buyer that insists that your home is not as modern as new construction in the market?

Low offer- it is a fresh START, its mean -that buyer need your HOME. Just wait. Now time for your buyer to shop - around for similar homes. After little while- he will be back with better offer.
If you 100% know- that your PRICE is RIGHT -you will got much more OFFERS. Final word is always yours.

Yep, have your agent show them comps. If the offer is insulting just wait for a better buyer- they are out there-

Apparently this buyer does not understand the difference between new construction and a re-sale home. Unless your home was recently remodeled to upgrade everything that is in a newly constructed home it will never be a proper comparison. You do not have to accept a low offer. You can reject it and counter with a price that is higher than what you would accept. That way you still have room to negotiate and get your price. If the buyer is not willing to negotiate and give you your desired price, don't sell to him. Your listing agent should be advising you and helping you prepare a counter offer.

Maybe you have the wrong listing agent.

Ask your realtor to show you comps in the area similar to your home..

If you do not have a real estate you can try to find comparable solds in the area according to square footage and area. New construction is almost always higher then any home that has been lived in so do not compare your home to a brand new home . Why isn't he purchasing new construction? I am sure that the Realtor who is looking after your best interests knows how to handle the buyer's objections.

You should have your realtor show the comps in your area that fit your homes characteristics. That should prove what your home is worth.
