What is the best date to have an Open House?

We were thinking of having an Open House in January. Should we wait for the Parade of Homes to drive more interest?

Shaupp....Honetsly, it's a law of numbers. I'd do an Open now and in Feb.. What have you to lose? The more often you're open, the better your chances are of having some sort of traffic. The more people that seem your home, the more likely it is to sell. I agree with Aaron on SuperBowl Sunday, but not on Parade. There always seems to be good traffic out during Parade, and people are starting to think "moving" at that time!

FIRST ANSWER

Typically Superbowl Sunday and the Parade are bad times to hold Open Houses.

An agent in my office that represents a builder and had a home that had open houses directly across from a Parade model had almost no traffic even though everyone was right there... they were going to the Parade models only!

If you are right or next to a Parade model and happen to have something that is in the same price point, then doing an open during Parade may be a little better than at other times. If your home is not that close or is completely different in price point, the Parade will have no or a negative effect on your traffic.

This time of year the weather has more to do with it than anything.

Biggest suggestion: try it and see what happens. I consider an open house successful if I get at least 3 qualified buyers through.
