The Stapleton Area is one of the most stable areas in Colorado. However, it will still be important to price your home correctly in order to sell within an optimum time range. If you're not in a hurry, you can try a sale by owner if you're ready to do a lot of the work yourself. I wouldn't recommend this approach to many homeowners but this is one place where a minimum amount of marketing could work.

Hi Elsa, Last month there were 22 sales in Stapleton ranging from about $190-$620k. The days on the market ranged from 0 days (so it sold before it hit the multilist) all the way to 430 for a home that came on the market before it was built. I'll be happy to look at your home and narrow down the ranges if you like.

It depends on the location and the PRICE! Offer a nice home in Stapleton in a prime location and well below market price and you can expect to get a fast offer. (The opposite applies...) What's your bigger concern - a higher price offer - or a fast offer and close?
