What is the average time for a house in 05482 before it sells - is "staleness" a factor these days?

There are have 30 mls homes sold in Shelburne b/n 6/10/08 and today. The avg days on market DOM is 99 days. Yes "staleness" is a factor, but there is also more expectation that a home will sit on the market longer these days.

A properly prepared, marketed, and priced home should have 10-12 showings or one offer in the first two weeks of market time. HOmes sell closest to asking price if sold in the first 30 days, so no matter what the market, in most cases forget Average Days on Market, forget staleness. The best deals always sell first, and my homes are the best deals.
