Averages can be really deceptive because "days on market-DOM" really depends on the house's location in Aptos, pricing strategy, and marketing. If you send me more information about your house, I would be happy to provide you with a better "guestimate" for DOM for your property.

This is Erica Pittman-Gaynor with Keller Williams. According to the MLS statistics for 2007 the average DOM for Aptos was 87. As several of the other Realtors pointed out statistics can be misleading, as is the case with any statistics. The key is selecting a Realtor with a firm, strategic marketing plan which includes aggresive pricing and condition of the home when listed. You must be thinking of starting a new chapter in your life? Days on market seems to be very fast
for properties that are well presented and priced aggressively, often under 14 days. Then there is
the average of around 93 days which is a blend of overpriced, badly presented or undermarketed homes.
Pricing is the key, and requires some deep understanding of the nature of the market, your home's attributes and features and the traffic your agent can build. I hope that helps! Terry Ballantyne
Carol, averages can be as misleading as median. The key factor is the house itself, location and the price. Many ocean view homes and other unique properties come on the market and sell within 2 weeks. Others sit because they are just not competitive with the homes in their price range. The lower end of the market has to also compete with the short sales and bank owned properties. There are many micro markets in Aptos/Rio Del Mar/Seacliff/ Seascape. Where a particular property fits requires the skill and knowledge of a competent real estate professional.

Carol, Curt Abramson with Bailey Properties here. I live in Aptos and sell a fair amount in zip code 95003. As of May 2008, average days on market for single family homes in this zip code was 89; the month before, it was 68, and for each of the 4 months prior, it was more than 100: a low of 102 and a high of 126.
