Owls Head has traditionally been a market that has maintained its value inspite of the general market conditions. However, listings have been sitting longer over the past 9 months in Owls Head. Dear Home Seller,
Currently there are 30 residential listings in Owls Head, with average Days on Market of 295. In 2008, 14 listings sold. Average days on market was 105. Median days on market was substantially less at 41 days. Average might have been skewed by one sale which took 341 days. In 2009, there is only one sold to date, with 42 days on market.
So property that sells in Owls Head tends to sell fairly quickly and other listings linger. Those that sell are most likely very competitively priced and those that linger less so.

FIRST ANSWER

Hello Home Seller- Per the online info, I don't know the exact # of DOM as average, but it appears that Owls Head is a quicker sale than the average in your county. My guess is the average in your county is around 120 DOM, so maybe you are around 3 months or so. Of course that may not take into account that you are just getting out of the winter/ colder months. Not much ever happens between Thanksgiving and early February- so you almost throw those out the window.
