What is the average Days On The Market for homes in Alpharetta 30004?
I mean no dis-respect to anyone but looking at the listings of several agents, it seems like there are homes listed since June 2009 and then there are just several downward price changes (read hefty price-cuts to the tune of $10,000 per) after that.
Hope may breed eternal but sadly financial feasibility/sustainability may not necessarily. These folks seem to be stranded in the proverbial Real Estate Waiting Room for an eternity.
Is anyone actually closing out there?
The data from the the local MLS is essentially worthless as the days on market reflects the number from that listing period, it doesn't reflect previously expired listings which count toward the total.
People are closing and while buyers are fewer, the buyers are there but they want value. Sellers are their own worst enemy; they refuse to hear what the market tells them on expected price. A home will sell for the market dictates - end of story. Many sellers choose to disregard the data and seek out agents that want to tell them a number that makes them happy only to get a listing. They get it, it sits then the agent starts with the "we need to lower it" and the death spiral begins. These agents do a major disservice to the public - and it is disrespectful to both the industry and the consumers - a blog I wrote on this is has over 1200 views and rousing comments -

Bottom line is that I work (appraise and sell) a ton in 30004 and the Crabapple area is a stable and desirable spot. Buyers are there because of the schools and convenience, my listings run between 30-90 days and my buyer clients tend to hit the new listings if and when they are properly priced. The listings that sit quickly get stale and fade into the background.

According to Trend Graphics, the average Days On the Market for properties (single family homes) in 30004, listed on the GAMLS (Georgia Multiple Listing Service) in 2009, range from a low of 69 days for January to a high of 116 in Feb 2009. Properties listed in FMLS (First Multiple Listing Service) in 2009 range from a low of 92 in January to a high of 114 in July 2009. July, by the way is the most recent month they have for statistics. You can also get numbers for various price ranges. For example in July 2009, 54 single family homes sold in the 30004 area that were listed in FMLS. 695 propeties were available for sale in that month. One property was below $150,000. 13 properties were between $150,000. to $299,000. And I could go on... but I'll stop here for now. The main trend I see is an increase in sales with buyers buying the bargains and still pleanty of propeties to choose from... although it seems the majority are distress sales. The buyer who is looking for the "move in ready" home has far few properties from which to select.
