Hi Susan,
According to TRend, our local multiple listing source, there have been 9 properties settling in the last 3 months in the zip code 19475. These 9 sales represent sold prices from $310,000 to $575,000 and are spread over the neighborhoods of Barton Meadows, Windgate Farm, Vincent Meadows, Stoney Run, Haverfield and 2 non subdivision homes.
Of these 9 homes sold the combined average days on market was 47 days.
For a more in depth look comparing your home to these or perhaps to narrow down the market for a home you are purchasing, we would love to do a more thorough analysis of what you might expect.

Sincerely,

Susan;

This is Tom Severino replying to your question regarding 19475 Days on Market. Recorded Days on Market (DOM) Statistics for 19475 (East Vincent & part of East Coventry between June and November 2009 indicate 43 days. My search criteria were: List Price @ $275K-$400K not higher end as they typically take a considerably longer time to sell. Hi Susan. As you can see from my colleagues' responses below, the average time on the market for that general type of home is between 2 and 3 months. However, as noted by Jennifer, that time frame can certainly be reduced -- or extended -- depending upon many variables, including condition, location, price -- as well as the marketing that is done (or NOT done) by the listing agent of the home.

I'd love to chat with you about this issue (I SO enjoy talking real estate:) and, in particular, YOUR specific needs and concerns. If you haven't yet hired a Realtor to represent you, please call me at (610) 324-5240 and let's arrange a time to talk. Or, if you prefer, feel free to send me an email (Judy.May@Century21.com).

I look forward to the opportunity to be of service.........good luck and blessings to you!:)

Warmly,
Judy

Good Morning Susan,

It truly depends on the condition, price and location of the property. However it seems that the average is around 60 days at this time.
