The average DOM truly depends upon your competitive properties or "comps". They are different in every area, with every price-range. In some (and even most areas in Collin County) homes are staying on the market a matter of DAYS before they are selling (sometimes hours). If you're looking for homes, make sure you're set up on an auto-search (otherwise, you'll likely miss out on a few great homes!). Have your Realtor run comps in your neighborhood if thinking of selling to show you how long they are staying on the market in your neighborhood (or in another if you are thinking of buying a home in a particular neighborhood).

The average days on the market in the DFW Metroplex (including Collin County and city of McKinney) is significantly lower this year than in years past. The average for Collin County as a whole was 43 days in May 2013, which is down almost 25% from last year.

If you are considering selling a home, now is the time to move forward. The interest rates are still low and the summer selling season is still moving fast. As the year progresses, please know that we usually see a slight slow down in the late Fall and Winter months. Additionally, there is the possibility that interest rates will rise as time goes by.

If you are thinking of buying - don't wait! While you will still find homes available throughout the year, the possibility of rising interest rates is very real. Rates have gone from the 3% range to the 5% range in the past several months.

It's hard to say. If it's anything like Austin homes that are priced correctly are selling in as little as a few days. Homes not priced in line are helping other homes sell faster as they represent what a good deal the other homes are that they are competing with. So If you price a home right and let it show as good as it possibly can by cleaning and staging the home will probably sell pretty quickly.
