I had a client ask me about how long I thought it might take to sell her place. She said it was built a few years ago and she is looking to relocate to Denver.

Truthfully, normally the absorption rate is not a flat percentage that covers every sale.

The absorption rate can be deceiving if you do not look at the rate at various price points. So compare like properties in price point to your client's. Chances are the rate for a specific price range will vary from the overall market average.
