Commissions are negotiable and it is important for a seller of an FSBO to remember that the Agent is working for the Buyer and that includes making sure the Paperwork, inspections, closing ect. are all done properly, so the level of YOUR expertise in those areas is involved when they negotiate a Commission with you. Are they going to have to do extra work to protect THEIR Client?
I think your best bet is to make it known that you are Willing to pay a Commission and willing to Negotiate. Be honest about your level of expertise as a Seller in knowing your Responsibilities in the transaction.
The main Goal here is to Sell the Property.....

As the owner of the FSBO property you are free to negotiate the fee for professional services with the agent that has a buyer. We recommend that this be arranged for and an agreement signed prior to allowing the agent to show the property to the customer.
We would expect that the agent will seek at least a 3% commission.
There is nothing typical. Commission is negotiable. For most FSBO situations where I have not had to market the property I charge as low as 1% - but each agent is different. I am a broker and own my company. Most agents work for a broker and the broker's set the policy for their company so they may not be able to offer that. There is nothing wrong with the buyer paying the commission either.

I would venture to suggest that if you did all the legwork to find the house and I did the rest I would be happy to get a 3% share of the commission.
