We have a rather large (for a bi-level) house on 3/4 acre. The house has a large deck off the kitchen, a heated work room off the garage, 4 large bedrooms, 2 1/2 bathrooms, a den, a large living room, separate dining room, and kitchen. The driveway is newly paved and the heating system is only one year old. We'd like to know what price we can reasonably expect to sell this for in our area. We don't want it to stay on the market forever, but can wait a reasonable amount of time to get the best price possible.
I will give you a real answer. The figures that are coming for the state of New Jersey is not good but expected. NJ has a late start to the market correction. October, in New Jersey, saw foreclosures up 75% from last year. Compare that with a national 25%. Also sales have faltered mainly because of banks backing out on loaning. I have heard many deals falling through because of this. If you don't have to sell don't. Wait ~5 yrs or so. But if you need to move. I would estimate your property could probably move in less than 6 months for around 335K to 370K. Good Luck.
I would suggest that you test the market by putting the sells price on a value range. Remember the buyer usually determines value. If you are not getting any calls then lower it until your start to get interested buyers, then you negotiate from there.
Keep in mind we are still in a declining market in CA. I would also advise you to see the advice of a local real estate professional in your area.
Good luck,

John,
It's always difficult to price a home right - you don't want to be too high or too low but a key to marketing is getting the price right from the start. I could give you a broad range but this is just based on the information you provided and not on those items not provided that may and will affect market value. Items such as location (within the town, neighborhood and street), market trends of your neighborhood - what is your competition like, as well as (and probably most important) what is your motivation for selling.
If you would like I can pull comparable sold homes for you to review. One of the biggest concern I see with selling a home in Califon are the higher property taxes. This is something you'll need to consider as a factor in selling.
Please feel free to contact me if I could be of any additional Help
